1. Choosing the wrong realtor
It goes without saying that for this important sale, you need a Realtor you can trust. 2. Rushing on the price Take your time when you’re setting the asking price of your home. A Comparable Market Anaylsisis a fantastic idea. This ensures the best price range for your home as well as gives you access to what other houses in the area have sold for. This is a crucial step that shouldn’t be rushed. It’s a tricky thing, and pricing too high is just as dangerous as pricing too low.
The average buyer often looks at more than a dozen homes before making a decision. That means buyers have the advantage of comparison shopping. If your house isn’t reasonably priced, you may lose that perfect sale. We will work with you to set the very best asking price. 3. Thinking first impressions don’t matter First impressions count in a big way! If a seller hasn’t taken time to declutter and clean his house, he may lose the sale before a potential buyer even has a chance to llok around.
Buyers can’t help but respond to your home emotionally. If the house is messy or there’s a strange smell, they’ll likely make a quick exit and look for another home.
It may take some elbow grease on your part, but any effort you invest into preparing your home will pay off in the long run. These quick and simple steps will help you spruce up in no time.
On the outside:
• Cut and edge your grass - keep it mowed and clean, first impressions of the front yard will stick with potential buyers. • Remove any clutter from your yard - yes, all of it. Be sure to clean up the gargae and porches too. • Trim hedges - cut them back away from the windows, roof and porches • Weed gardens - keep them planted with blooming flowers as well. • Wash steps, windows, railings, doors, doorhandles, etc...remember after they drive up the next thing they are going to see is your front door. • Paint if needed, especially the door frames and places that are scuffed up • Remove unnecessary clutter from garages - SIMPLIFY you stuff. Pack it up in boxes and stack the boxes neatly. We can not stress the aspect of decluttering enough. Clutter says to the potential buyer that the space is too small.
And inside: • Keep the home clean and picked up. • Shampoo carpets to remove stains • Clean tubs, toilets and showers and hang fresh towels • Oil squeaky doors, fix tgat door that sticks, wash fingerprints off of door frames and light switches • Turn on inside and outside lights - replace low wattage bulbs with higher watt bulbs • Make sure the house smells good. Install room scent fresheners so that they ccan work when you are not there. • Keep pets in separate area. Your pets are friendly we know but they distract potential buyers and may even scare them if they have had bad experiences

When buyers preview your home, they’re more comfortable and will spend more time when you’re not around. This would be a good time to run those errands or walk the dog.
4. Disclose, disclose, disclose
We will help you make sure you have disclosed everything about your home, and that you've shared all known defects with your buyer in writing. It will protect you if he or she later becomes dissatisfied. You need to make sure that everything is in working order, and if something is not, that its in writing. 5. Keeping a low profile It’s a competitive market out there, and this isn’t the time to become a shrinking violet. You want someone who will shout your home’s praises from the rooftops (figuratively, of course)! We will take full advantage of all the marketing tools available, and we have the experience and knowledge to market your property to your best advantage.
